Pre-purchase roof survey in Salford, Milton Keynes
Pre-purchase roof surveys in Salford and the rest of Milton Keynes. We survey on any day of the week.
- Standing water on a flat extension roof
- Bitumen or mortar used in place of proper repairs
- Gutters that overflow or drip at the joints
Why get it checked now?
It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Where a roof is exposed, as many are in small places like Salford, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Pre-purchase roof survey in Salford
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. If you are worried about bitumen or mortar used in place of proper repairs and flashings that have lifted or split, we can find out what’s behind it, on clay and concrete tiles, flat-roofed extensions and dormers and chimney stacks alike.
In a village or hamlet like Salford, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How it works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It typically takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Salford, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Make a note of anything you’d like us to look at
- If you’re buying, check with the agent that we can get in

Related advice
Do you need a pre-purchase roof survey in Salford?
Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. It is a frequent finding on older houses and easy to miss from ground level.
Common reasons to book include:
- Damp timbers or stains in the loft
- Standing water on a flat extension roof
- Bitumen or mortar used in place of proper repairs
- Gutters that overflow or drip at the joints
If you let a flat or house near Aspley Guise station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Questions to ask before you book
- Whether VAT is in the quoted price
- What follow-up you get after the report
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Will the report include photos?
What this survey can’t tell you
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- A valuation or a promise of a lower price
- Asbestos testing of any kind
- Whether timbers meet design loads
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.
What this survey covers
- Gutters and downpipes
- Chimney stacks
- The roof space
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Natural slate
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Salford questions
Is Salford within the area you cover?
Yes, Salford is on our map. A small place gets exactly the same survey as a big one.
Do you carry out roof surveys in Salford?
We do. The survey and report are the same in Salford as anywhere else, and visits run on weekdays and weekends.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Can you survey in bad weather?
Light rain is typically fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
Do you inspect the roof from on top?
Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where applicable.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Do you need access inside the house?
Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.
What a pre-purchase roof survey looks like in Salford
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. About 4.6 miles south-east lies Woburn Abbey, a reminder of how long the area around Salford has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Salford is about 5 miles south-east of Newport Pagnell, in Milton Keynes. Wherever you are in Salford, we can come and survey your property. We cover towns and villages across Milton Keynes. Our Milton Keynes page covers surveys nearby.

Tips that help
Small things make a difference. Some pointers:
- Check we will be able to get into the roof space
- Do not leave it until just before exchange
- Ask for any paperwork for recent roof work
- Give your solicitor a copy of the report
Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.
Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.
