Pre-purchase roof survey in Slough Green: what you get

Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so it’s clear what it means for your purchase. Typical surveys look at ponding, blisters or splits on a flat roof and gutters choked with leaves and moss, across gutters and downpipes, lead flashings and valleys and clay and concrete tiles.

Older buildings in small places like Slough Green may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Local roofs and buyers in Slough Green

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. For a purchase or a newly finished roof, the materials decide which details matter most. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Asbestos testing of any kind
  • A valuation or a promise of a lower price
  • Anything beyond the roof, which a full home survey covers

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Natural slate

Common roof problems in Slough Green

Most viewings never get near the roof. You see the rooms, not the slates. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

These are some of the problems a survey can pick up:

  • Loose pots and cracked flaunching
  • Gutters choked with leaves and moss
  • Lead that has worked loose at a wall or chimney
  • Old water stains in the roof space

For landlords with property near Balcombe station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Questions to ask before you book

  • What happens after the report arrives
  • What’s outside the scope of the survey
  • Whether the inside of the roof is included
  • When you’ll get the report

What a roof survey includes

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

The survey, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Older roofs in small places like Slough Green can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before the survey

  • Keep pets out of the way during the survey
  • Dig out any old roof reports or invoices
  • Jot down any questions you want answered

Getting a price

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Advice

Slough Green questions

Is Slough Green within the area you cover?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in Slough Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It complements one rather than replacing it.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

Any of our surveys can be booked by landlords, agents and building managers in Slough Green. For a price for a let property or a block, ring 07833 053749 or use the contact form.

Why get it checked now?

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Outbuildings and barns around Slough Green are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
