Pre-purchase roof surveys near Wallington

Pre-purchase roof survey in Wallington: what you get

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. If you’re worried about standing water on a flat extension roof and gaps where slates or tiles have come loose, we can find out what’s behind it, on gutters and downpipes, clay and concrete tiles and chimney stacks alike.

In a village or hamlet like Wallington, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Around Wallington, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Clear the way to the loft hatch
  • Mention any parking restrictions on your street

What a survey costs

Several things affect the price of a survey:

  • Whether it’s a home or a commercial building
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What to tell us when you contact us

Here’s what helps us most when you contact us:

  • Dates you’re working to, such as exchange
  • Photos of the roof, taken safely from ground level or a window
  • Anything about access we should know
  • The type of building and roof, such as pitched or flat

We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or email us.

Local roofs and buyers in Wallington

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you let a flat or house near Ashwell & Morden station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For an older house near a landmark like Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Historic houses like Hinxworth Place, about 4.9 miles north-west, show how far back building around Wallington goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Wallington is about 5 miles east of Letchworth, in Hertfordshire. Surveys in Wallington work the same way as everywhere we cover: a careful inspection, photos and a written report. Across Hertfordshire, we cover Wallington. You can also see our page for Milton Keynes.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Any of our surveys can be booked by landlords, agents and building managers in Wallington. For a price for a let property or a block, call 07833 053749 or drop us an email.

FAQs for Wallington

Will you come out to Wallington?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you cover Wallington?

Yes, Wallington is one of the places we work. The survey and report are the same in Wallington as anywhere else, and visits run on weekdays and weekends.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

When should I book a pre-purchase roof survey?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

Can I take the findings back to the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.

Do you need to go inside the property?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Roof by roof

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. We will say if the flue needs a specialist.

Flat roofs

Many homes have a flat roof somewhere, frequently over an extension. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Find out whether the roof has been replaced or patched
  • Ask for any paperwork for recent roof work
  • Pass the findings to your conveyancer
  • Let us know your timetable

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.

Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.
