Baker Street Roof Leak Investigation
Tracing where water is getting into your roof in Baker Street. We have completed more than 5,000 surveys across London and South East England.
- Stains around a skylight
- Staining around the chimney inside
- Damp ceilings under a flat roof
The survey, step by step
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey typically takes about one to two hours for most homes, though a hard-to-trace leak can take longer. In a hamlet or village like Baker Street, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We check the stain, the ceiling and the loft above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- If you’re buying, check with the agent that we can get in
- Have any paperwork from past roof work to hand

Roof leak investigation in Baker Street
Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from every safe viewpoint. We survey lead flashings, flat roof details and rooflights and dormers, and the problems we are asked to look at most are brown rings on upstairs ceilings and wet patches high on an inside wall.
Somewhere as small as Baker Street, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We check everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

- Faults hidden behind ceilings or boarding
- A promise to find every leak on a single visit

Questions from Baker Street
Do you cover smaller places like Baker Street?
Yes, Baker Street is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do roofs near the sea, like those around Baker Street, take more of a battering?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Baker Street is within about 4 miles of the coast.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
What happens after the survey?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Why act early in Baker Street
Patching the spot above the stain often does not work. The real way in may be a metre or more away. An investigation finds the likely cause first. Around Baker Street, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Baker Street roofs and the weather
Baker Street lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, and salt air slowly wears metal fixings. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
For site and facilities teams at buildings such as Orsett Church of England Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. If you run a business near Ealing Broadway Centre, a quick answer on where water is coming in keeps a business running.

Signs you need a roof leak investigation in Baker Street
Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.
These are some of the problems a survey can pick up:
- Leaks below a flat extension roof
- Water that shows only in certain storms
- Staining where a gutter or parapet meets the wall
- Water dripping from rafters or underlay
Landlords with a home close to Grays station may find that a tenant living with a leak needs the cause found, not just the stain painted over.
Choosing a roof surveyor

- When you will get the report
- Their drone registration, if they fly one
- Are they insured for the work?
