About our roof leak investigation in Southfields

We investigate roof leaks in Southfields and across London and South East England. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a photo-illustrated written report and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then phone 07833 053749 or email us. We survey lead flashings, valleys and parapet gutters and the roof space, and common reasons people get in touch are leaks at a dormer or roof window and drips from nail tips in a cold loft.

Somewhere as small as Southfields, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Roof by roof

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped.

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in, especially in driving rain.

What a roof leak investigation looks like in Southfields

Southfields is within about 3 miles of the coast, so there’s more wind and more salt in the air than further inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.

For landlords with property near Stanford-Le-Hope station, a clear finding on where water gets in helps you brief a roofer straight away. If your house is among the older ones in the streets near St Giles & All Saints Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Southfields is about 2 miles south-west of Stanford-le-Hope, in Thurrock. Southfields gets the same service as everywhere else we work: a proper look at whatever is safely visible, photos and a clear written report. Southfields is one of the places in Thurrock where we work for roof leak investigations. We also survey roofs in Chelmsford.

We cover every part of RM16 for roof leak investigations and the streets around it. Whether your property is on Welling Road, Bristowe Drive and Ellis Close or a nearby road, we can help. Further out, we also cover Grays (3 miles south-west), South Ockendon (4 miles west), Corringham (3 miles east), Aveley (6 miles west), Tilbury (3 miles south) and South Stifford (4 miles west).

How we price roof leak investigations

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages

Every price we give includes VAT. Roof leak investigation starts from £150, including VAT. You will know the price for the job before booking.

Booking your survey

What helps most when you contact us:

  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Your questions about roof leak investigations in Southfields

Is the coastal weather around Southfields hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

How do I find out if my home in Southfields is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does the investigation include the repair?

This service finds and reports the cause, and the repair is separate. The report gives any roofer a clear brief.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

How do I book a survey in Southfields?

Just call 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Common roof problems in Southfields

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in, frequently well away from where it shows.

Things that often lead to a survey include:

  • Staining where a gutter or parapet meets the wall
  • Damp on a chimney breast
  • Leaks that appear only in driving rain
  • Condensation that looks like a leak

Homes near green spaces such as Grove House Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • How soon the report will arrive
  • What experience they bring
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Are they insured for the work?

What to expect from a roof survey

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Move stored items away from the hatch
  • Stay off ladders and the roof
  • Let us know what has already been tried
  • Tell us if there are tanks or pipes in the loft

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.

Don’t block the vents at the eaves. Good airflow reduces condensation, which is often mistaken for a leak. Make sure insulation doesn’t block airflow at the eaves.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Faults hidden behind ceilings or boarding
  • Plumbing leaks that look like roof leaks
  • A promise to find every leak on a single visit

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • The roof space
  • Flat roof details
  • Slate and tile slopes
  • Chimney stacks
  • Rooflights and dormers
  • Lead flashings
  • Valleys and parapet gutters

How the survey works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey usually takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. For a village or hamlet like Southfields, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You tell us where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about parking near the property

Book a survey

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.
