Roof leak investigations in Codicote: local notes
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed. About 1.7 miles south-west lies Shaw's Corner, a reminder of how long the area around Codicote has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
Living close to Danesbury Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you live in an older home near Parish Church of St Giles, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you look after a building such as Codicote Church of England Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

How a roof leak investigation works in Codicote
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it is safe to see it. We are often asked to look into leaks that appear only in driving rain and water marks that spread in wet weather, on chimney stacks, slate and tile slopes and valleys and parapet gutters.
Chimney stacks on older houses around places like Codicote can let water in, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. It is worth looking at the stack from outside and at the timbers beside it in the loft.

Useful tips for Codicote property owners
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Move stored items away from the hatch
- Take dated photos of the leak
- Stay off ladders and the roof
- Mention any plumbing above the damp area
We email the report to you. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Keep the loft space ventilated. Air movement keeps condensation down, which is often mistaken for a leak. Make sure insulation doesn’t block airflow at the eaves.
Roof by roof
Slate and tile slopes
Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

- Height and safe access
- The size of the roof
All our prices include VAT. Prices start from £150, including VAT. You will know the price for your roof before you book.
What to let us know when you get in touch
You don’t need to know any roofing terms. Just let us know:
- Your postcode, so we can check access and travel
- The reason for the survey, such as buying, a leak or storm damage
- Whether there is a loft hatch, a shared roof or tricky access
- Any deadline, such as an exchange date
Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.
How the survey works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours, more where the leak is intermittent or the roof is large. In a smaller place like Codicote, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- You let us know where the water shows and when it appears.
- We check the stain, the ceiling and the loft above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Getting ready for the survey
- Show us where any leaks or stains appear
- If you are buying, let the agent know when we are coming
- If the roof is shared, arrange access with whoever manages the building
Booking a survey
Most bookings start with a short call: ring 07833 053749 or drop us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

What happens if roof problems are left?
Damp in a ceiling or loft can lead to mould. Once mould takes hold, it’s harder to clear. Finding the leak comes first. Homes in smaller places like Codicote can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Codicote questions
Do you cover smaller places like Codicote?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Does a conservation area affect roof work in Codicote?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Can thermal imaging help find my roof leak?
Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime. Let us know your preferred days when you book.
