Roof leak investigations in Eversholt

Different roofs, different checks

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in, particularly in driving rain.

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause.

How a roof leak investigation works in Eversholt

Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. If you are worried about damp patches next to the stack and condensation that looks like a leak, we can find out what’s behind it, whatever the roof.

Roofs in small places like Eversholt often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.

The report records the leaking roof as we found it on the day. It is useful straight away, and a good reference for later.

How we price roof leak investigations

Not every roof costs the same to survey, for these reasons:

  • The size of the roof
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office

All our prices include VAT. Our price is from £150, including VAT. You’ll know the price for the job before you book.

Getting in touch

There is no need for technical words. It’s enough to let us know:

  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • The type of building and roof, such as pitched or flat

To book a survey, ring 07833 053749 or send us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take an hour or two for most homes, though a hard-to-trace leak can take longer. Cottages and farmhouses around Eversholt often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Have any paperwork from past roof work to hand
  • If you are buying, check with the agent that we can get in

Arrange a survey

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

Advice

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Eversholt questions

Do you cover Eversholt?

Yes, Eversholt is within the area we cover. Our area covers London and South East England. You can call 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

Do you cover smaller places like Eversholt?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when you book.

What’s the best way to book?

To arrange a survey, call 07833 053749 or email us and tell us the address and what you need to know. We will confirm the price and find a day that suits.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it is useful, and it is included in our Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

What should I do before you arrive?

Check the loft can be reached. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

How much is a survey?

Roof leak investigation starts from £150, including VAT. We confirm the price for your survey before booking. For a price, phone 07833 053749 or drop us an email.

What we are asked to look at in Eversholt

Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.

A survey can pick up problems such as:

  • Ceiling stains that grow after rain
  • Leaks that appear only in driving rain
  • Leaks at a dormer or roof window
  • Drips from nail tips in a cold loft

If you own a rental within reach of Flitwick station, tracing a leak quickly matters when a tenant is living with it.

Questions to ask before you book

  • Their drone registration, if they fly one
  • When you will get the report
  • Their track record with similar roofs
  • What the survey will not cover

What a roof survey includes

Eversholt roofs and the weather

Historic houses such as Flitwick Manor, about 1.9 miles east, show how far back building in the area around Eversholt goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts.

For an older house near a landmark such as Church of St Lawrence, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
