Roof leak investigation in Ickleford

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We check the roof surface and the ceiling below to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. We’re frequently asked to look into damp on a chimney breast and a leak that comes and goes with the weather, on flat roof details, chimney stacks and rooflights and dormers.

Being in a small place like Ickleford makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

For an older house near a landmark like Church of St Katharine, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you live near a park such as Butts Close, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Anyone responsible for a site like Ickleford Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours, more where the leak is intermittent or the roof is large. You’re welcome to ask questions while we are there. Older rural homes like those around Ickleford can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You tell us where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

What we look for on each type of roof

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. That’s why we check the flashings near a stain, not just the one directly above.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.

What happens if roof problems are left?

Wet insulation does not insulate well. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Common questions in Ickleford

How do I find out if my home in Ickleford is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Ickleford?

Yes, Ickleford is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Is it a leak or condensation?

Condensation can look very like a leak. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We look at the pattern, take moisture readings and tell you which is more likely.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Practical tips

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Catch drips in a bucket and protect the floor
  • Don’t touch fittings that water is reaching
  • Take dated photos of the leak
  • Note the weather when the leak shows

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Carrying out the fix
  • Structural calculations (that is a structural engineer’s job)
  • Faults hidden behind ceilings or boarding

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.
