Roof leak investigation in Kent Street
Some ‘leaks’ are not leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We survey slate and tile slopes, rooflights and dormers and flat roof details, and people most frequently book us about wet patches on loft insulation and staining where a gutter or parapet meets the wall.
Many homes in small places like Kent Street face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Kent Street questions
Do you cover smaller places like Kent Street?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.
How do I find out if my home in Kent Street is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
What do I do with the report?
The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Do you need to get into the loft?
Normally, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
Why is not the leak directly above the stain?
Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How we price roof leak investigations
All our prices include VAT. What changes the price is:
- Whether it’s a home or a commercial building
- How many separate roofs there are, like extensions, dormers and garages
- How big the roof is
- Chimneys, valleys, parapets and other details
Every price we give includes VAT, and the report isn’t charged as an extra. Roof leak investigation starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What we need to know
If you can, have these to hand when you contact us:
- Your timetable, such as an exchange date
- What made you get in touch
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
Getting a price is simple: just phone 07833 053749 or drop us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.
Leave it or get it looked at?
Patching the spot above the stain frequently doesn’t work. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first. Older and listed buildings around Kent Street may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What a roof leak investigation doesn’t cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- Carrying out the fix
- Structural calculations (that’s a structural engineer’s job)
- What’s under the covering or behind the plaster
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
Roof types and parts we check
- Slate and tile slopes
- Chimney stacks
- The roof space
- Valleys and parapet gutters
- Flat roof details
- Lead flashings
- Rooflights and dormers
What we look for on each type of roof
Flat roof upstands and outlets
On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.
Lead flashings
Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, and water runs down behind them.
How the survey works
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes about 1–2 hours for most houses, and longer for a large or complex roof. Cottages and farmhouses around Kent Street often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We check the stain, the ceiling and the loft above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Moisture readings and thermal imaging are used where they help.
- We email a report with photos, the likely entry point and recommendations.
Getting ready for the survey
- Jot down any questions you want answered
- Dig out any old roof reports or invoices
- If you’re buying, check with the agent that we can get in

Roof leak investigations in Kent Street: local notes
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Each of these roof types has its own typical places for water to get in.
