Gutter survey in Kent Street: what you get
Damp on walls, water marks under a valley or streaks down the brickwork frequently trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. If you are worried about rotten fascias or stained soffits and downpipes that are split or coming away, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Kent Street, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works
Every roof is different, but as a rough guide the survey takes about 1–2 hours at a typical home, and more on a big or complicated roof. If you have questions on the day, just ask. In a small place like Kent Street, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Keep pets inside or away from the areas we’re looking at
- Have keys ready for side gates, garages or roof access doors
- Make a note of anything you’d like us to look at

Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Watch the gutters during heavy rain
- Check from ground level or a window, not a ladder
- Check downpipe clips are holding
- Note any damp stains below the gutters
After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.
Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
Local roofs in Kent Street
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
In and around Kent Street, as anywhere, a roof is easiest to deal with when its problems are found early.

Kent Street: your questions answered
Do you cover smaller places like Kent Street?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Is my home in Kent Street listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
When is the best time for a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.
Are you structural engineers?
No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
Do you test soffits or gutters for asbestos?
No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
What do I do with the report?
You will get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Do you need a gutter survey in Kent Street?
Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.
Things that frequently lead to a survey include:
- Leaves and moss blocking gutters
- Water spilling over the gutter edge
- Choked outlets or hopper heads
- Rotten fascias or stained soffits
Wherever the property is around Kent Street, the approach is the same: a careful look and a clear explanation.
Questions to ask before booking
- Are they insured for the work?
- Whether you get a written report with photos
- Whether the price includes VAT
- How soon the report will arrive
Leave it or get it looked at?
Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Around Kent Street, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.
