Prices for gutter surveys in Crosspost

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The roof’s overall size
  • Whether it’s a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone

Prices quoted always include VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you contact us

If you can, have these to hand when you get in touch:

  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date
  • What’s prompted the survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

How a gutter survey works in Crosspost

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey outlets and hoppers, downpipes and fascias and soffits, and the problems we are asked to look at most are fascia boards damaged by overflowing water and valley or box gutters that overflow inside.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Gutter surveys around Crosspost

With Ockenden Manor about 3.1 miles north-east, Crosspost sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Wivelsfield station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like St Mary Magdalene's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Bolney CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Crosspost is about 4 miles north-west of Burgess Hill, in West Sussex. Bookings from Crosspost are handled just like any other: get in touch, agree the price and pick a day. Across West Sussex, we cover Crosspost and the places around it. Crawley is in our area too.

All of RH17 is within our area for gutter surveys, from the main roads to the quietest streets. We cover properties on Cowfold Road and Chapel Road. Further out, we also cover Crawley (9 miles north), Horsham (7 miles north-west), Worthing (14 miles south-west), Haywards Heath (5 miles east), Burgess Hill (4 miles south-east) and East Grinstead (13 miles north-east).

FAQs for Crosspost

How do I find out if my home in Crosspost is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

I let a flat near Wivelsfield station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Will the survey check for asbestos?

No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

How do I arrange a gutter survey in Crosspost?

The quickest way is to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What does the report include?

Written findings with photos, explaining the condition of the gutter, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Crosspost, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Roof by roof

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

What a gutter survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s behind fascias and inside walls
  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, phone 07833 053749 or email us and we will recommend the right survey before booking. The full list of what we check.

  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check the loft with care after heavy rain
  • Look for green streaks or damp patches on walls
  • Check downpipe clips are holding
  • Have overhanging branches cut back

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Get the gutters cleared every year, and more frequently if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.
