What a pre-purchase roof survey looks like in Crosspost

The wider area around Crosspost has a long history of building, with Ockenden Manor about 3.1 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. For a purchase or a newly finished roof, the materials decide which details matter most.

For an older house near a landmark like St Mary Magdalene's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Pre-purchase roof survey in Crosspost

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you are buying. All three include a written report with photos and recommendations. Typical surveys look at slates or tiles that have slipped or gone and quick fixes on flashings and valleys, on the roof space, natural slate and gutters and downpipes.

In a village or hamlet like Crosspost, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

What to let us know when you get in touch

These details help when you contact us:

  • Your timetable, like an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode

Questions from Crosspost

Is Crosspost within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Crosspost?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

Will the roof report help me negotiate with the seller?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What we can’t see

It helps to know what a survey won’t do before you book:

  • The condition of the rest of the house (that is a RICS home survey)
  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and does not.

Roof types and parts we check

  • Chimney stacks
  • Natural slate
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Clay and concrete tiles
  • The roof space
  • Lead flashings and valleys

How the survey works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Older rural homes like those around Crosspost can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photos and recommendations before you exchange.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Leave side gates unlocked
  • Dig out any old roof reports or invoices

Related advice

Before and after the survey

Over many surveys, some simple habits stand out:

  • Tell us your exchange date when booking
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask the agent to make sure the loft hatch can be opened
  • Request records of any re-roofing

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report is not clear, ask us.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

Common roof problems in Crosspost

Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

We are often asked to look at:

  • Standing water on a flat extension roof
  • Flashings that have lifted or split
  • Gutters that overflow or drip at the joints
  • Slates or tiles that have slipped or gone

If you let a flat or house near Wivelsfield station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before booking anyone
