Roof leak investigations for homes and businesses in Laughton

Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. Typical surveys look at water marks that spread in wet weather and water that shows only in certain storms, on flat roof details, the roof space and valleys and parapet gutters.

For a small place like Laughton, the inspection is the same as anywhere: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

We keep jargon out of it: if work is needed, the report says so clearly.

Honest limits

In fairness, there are limits to any roof survey:

  • A structural engineer’s report
  • What’s under the covering or behind the plaster
  • Putting the leak right

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What a survey covers and does not.

What we check

  • The roof space
  • Lead flashings
  • Rooflights and dormers
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Chimney stacks
  • Flat roof details

Different roofs, different checks

Parapet and box gutters

A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Valleys

A valley leak can appear well away from the valley inside. We trace the route from the loft where there’s safe access.

FAQs for Laughton

How do I find out if my home in Laughton is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Laughton?

Yes. We survey roofs across London and South East England, and Laughton is part of that. Just ring 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens next?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Will you definitely find the leak?

We can’t promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours for a house, or half a day or so for a commercial building. Cottages and farmhouses around Laughton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the loft space above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • Clear the way to the loft hatch
  • Mention any parking restrictions on your street

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Note the weather when the leak shows
  • Keep a photo record of the damp patch
  • Catch drips in a bucket and protect the floor
  • Let us know what has already been tried

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Photograph anything new.

Do you need a roof leak investigation in Laughton?

Slipped or missing slates and tiles let rain reach the underlay. Ageing felt underlay eventually tears and lets water through, while some very old roofs have nothing under the coverings. On slate roofs, slipping is often caused by corroded nails.

Problems we come across often include:

  • A leak that comes and goes with the weather
  • Wet patches high on an inside wall
  • Water through the ceiling under a flat roof
  • Wet patches on loft insulation

For landlords with property near Glynde station, a tenant living with a leak needs the cause found, not just the stain painted over.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • Their report turnaround times
  • Whether you get a written report with photos
  • Whether the loft space is looked at, where there is one

What’s in a roof survey

Wind, rain and roofs in Laughton

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Each of these roof types has its own typical places for water to get in. Glyndebourne, about 3.4 miles south-west, is one of the historic houses in the wider area around Laughton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Laughton Community Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. For an older house near a landmark such as The Parish Church of All Saints, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
