Flat roof survey in Laughton
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are ponding water that doesn’t drain away and splits, cracks and crazing, across single-ply membranes, upstands and outlets and felt flat roofs.
Some older homes in villages like Laughton are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Tips that help
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:
- Keep records of when the roof was laid and what work has been done
- Ask whoever fits equipment on the roof to make good the covering
- Ask contractors to protect the roof if they work on it
- Note where water lies after a downpour
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
Questions from Laughton
Is Laughton within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you cover Laughton?
Yes, Laughton is one of the places we work. The survey and report are the same in Laughton as anywhere else, and visits run on weekdays and weekends.
How many years has my flat roof got left?
A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.
What will the report tell me?
You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
How much does a flat roof survey cost in Laughton?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Do you survey commercial flat roofs?
Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
When you need someone else
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- Whether old sheeting or boards contain asbestos
- Parts of the roof that aren’t safe to walk on or view
- The condition of the deck or insulation hidden under the covering
If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.
Roof types and parts we check
- GRP fibreglass
- Mastic asphalt
- Single-ply membranes
- EPDM rubber
- Felt flat roofs
- Upstands and outlets
Checking the roof from the ground
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What a survey costs
Survey packages start from £150, including VAT. The price for your roof depends on:
- How many separate roofs there are, such as extensions, dormers and garages
- The size of the roof
- Commercial roofs and larger buildings
- The height of the building and how the roof can safely be seen
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
If you can, have these to hand when you get in touch:
- How the loft is reached, if there is one
- Your timetable, such as an exchange date
- The type of building and roof, such as pitched or flat
- Any marks or damp showing indoors
Photos help, if you have them. Pictures from the ground or a window are fine. To get started, ring 07833 053749 or drop us an email.
How the survey works
After the inspection, everything we found is written up in a report with photos. As for time on site, most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Laughton can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Have any questions written down, so nothing gets missed
- Tell us where we can park nearby
- Keep pets inside or away from the areas we are looking at
Getting a price

Local flat roofs in Laughton
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 3.4 miles south-west lies Glyndebourne, a reminder of how long the area around Laughton has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
For site and facilities teams at buildings such as Laughton Community Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. For landlords with property near Glynde station, the flat roof over a let home is worth a look before it becomes a tenant complaint. The streets around a church such as The Parish Church of All Saints are often among the oldest in a place, and if yours is one of the older homes nearby, the joins between later flat roofs and the old walls are where problems typically start.
