Flat roof surveys in Wickstreet

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Flat roof survey in Wickstreet: what you get

Ponding is frequently the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Typical surveys look at dips that suggest the deck is deflecting and pools of water lying on the roof, across single-ply membranes, EPDM rubber and felt flat roofs.

In a village or hamlet like Wickstreet, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

What a flat roof survey does not cover

Before booking, it’s worth knowing what a survey will not do:

  • An exact number of years the roof has left
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Whether the deck or joists are strong enough

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before you book. What a survey covers and does not.

What this survey covers

  • Upstands and outlets
  • Mastic asphalt
  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for a small flat roof at home, and longer for a large commercial one. You are welcome to ask questions while we are there. Around Wickstreet, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch
  • Keep pets in another room

Your questions about flat roof surveys in Wickstreet

How do I find out if my home in Wickstreet is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry out roof surveys in Wickstreet?

Yes, Wickstreet is one of the places we work. The survey and report are the same in Wickstreet as anywhere else, and visits run on weekdays and weekends.

Will the survey show why my flat roof is leaking?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

What happens after the survey?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Does the weather affect the survey?

A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How long is the visit?

It normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. You will then get the report by email.

How the survey changes by roof type

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

When to book a survey in Wickstreet

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

Here are some of the things we see often:

  • A sagging deck under the covering
  • Standing water left after rain
  • Cracked or split membrane
  • Raised blisters across the surface

If you look after a building like Bede's Prep School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • Is VAT included in the price?
  • Whether the loft is part of the inspection
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

What a flat roof survey looks like in Wickstreet

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Michelham Priory about 1.2 miles east, Wickstreet sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Berwick (Sussex) station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take an older house close to The Parish Church of St Pancras: the flat roofs on later extensions tend to wear out long before the main roof.

Wickstreet is about 3 miles west of Hailsham, in East Sussex. Whether the building in Wickstreet is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across East Sussex. For surveys nearby, see our Brighton page.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Keep outlets clear of leaves and moss
  • Look for standing water a day after rain
  • Book a survey every few years
  • Check new fixings through the roof are properly sealed

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photo of each defect, so others can follow it without going up to look.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
