About our roof leak investigation in Lower Willingdon

We investigate roof leaks in Lower Willingdon and across London and South East England. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then call 07833 053749 or send us an email to arrange a visit. We survey the roof space, slate and tile slopes and flat roof details, and the problems we’re asked to look at most are damp underlay across a wide area and a leak that comes and goes with the weather.

Chimney stacks on older houses around places like Lower Willingdon can let water in, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Leave it or get it looked at?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. It gives the next repair a far better chance. In an older home around Lower Willingdon, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Why us?

  • CAA-registered drone operator (Flyer ID and Operator ID)
  • Over 5,000 surveys carried out
  • Independent findings on the roof’s condition
  • Every finding written up with photos

Wind, rain and roofs in Lower Willingdon

Lower Willingdon lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. With Alfriston Clergy House about 4 miles west, Lower Willingdon sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Willingdon Primary School, tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Polegate station may find that a clear finding on where water gets in helps you brief a roofer straight away.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The repair itself (the investigation finds and reports the cause)
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

What we look at

  • Lead flashings
  • The roof space
  • Rooflights and dormers
  • Flat roof details
  • Chimney stacks
  • Slate and tile slopes
  • Valleys and parapet gutters

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours, more where the leak is intermittent or the roof is large. Homes around Lower Willingdon frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building

Advice

Lower Willingdon: your questions answered

Is my home in Lower Willingdon listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Lower Willingdon within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Why does not the damp patch line up with the hole?

Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is frequently widespread and worst on cold days. We tell you which it is most likely to be.

Common roof problems in Lower Willingdon

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. The stain may appear well away from the valley itself.

People normally book a survey when they’ve noticed something like this:

  • Drips in the loft during heavy rain
  • Water through the ceiling under a flat roof
  • Stains around a skylight
  • Ceiling stains that grow after rain

If you live in an older home near St Wilfrid, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Before booking any roof surveyor

  • Which limits apply to the survey
  • How soon the report will arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the loft is part of the inspection

What’s in a roof survey

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
