About our roof leak investigation in Matching Green
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. It gives any roofer a clear brief. The investigation finds and explains the cause, and the repair itself is a separate job. Typical surveys look at damp on a chimney breast and water coming in around a roof light or dormer, across lead flashings, slate and tile slopes and rooflights and dormers.
Somewhere as small as Matching Green, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Useful tips for Matching Green property owners
There’s plenty you can do without going near the roof. What helps most:
- Write down the wind direction and rain when it leaks
- Do not climb onto the roof to look
- Put a bucket under the drip and move valuables
- Keep a photo record of the damp patch
The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, rather than at the stain.
Keep gutters, valleys and outlets clear, particularly in autumn. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.
What happens if roof problems are left?
Water damage grows the longer it is left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Outbuildings and barns around Matching Green are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Matching Green: your questions answered
Is Matching Green within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is Matching Green in the area you cover?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
What happens after the survey?
The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Is the repair included in the leak investigation?
This service finds and reports the cause, and the repair is separate. The report gives any roofer a clear brief.
When does the report arrive?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.
What does the report include?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Matching Green roofs and the weather
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Knowing the roof type helps narrow down where water may be getting in. The wider area around Matching Green has a long history of building, with Barrington Hall about 4.1 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
Landlords with a home close to Sawbridgeworth station may find that tracing a leak quickly matters when a tenant is living with it. Take an older house close to Parish Church of St Mary: lead flashings, valleys and old chimneys are typical places for water to get in.

What happens on the day
After the inspection, everything we found is written up as a report with photos, sent to you by email. As for time on site, most surveys take about 1–2 hours, more where the leak is intermittent or the roof is large. For a village or hamlet like Matching Green, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.

What affects the cost of roof leak investigations
Prices always include VAT. The things that change the price are:
- House, block, shop or office
- Any need for thermal images or a drone flight
- Features like valleys, chimneys, dormers and parapets
- Building height and the viewpoints available
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What we look for on each type of roof
Chimney stacks
A stack has several possible ways in for rain. We check each one as far as we can safely see.
Lead flashings
A leak at a flashing often shows some way from the joint. That is why we check the flashings near a stain, not just the one directly above.
