Roof leak investigations around Mockbeggar

Mockbeggar lies within about 3 miles of the sea, so there is more wind and more salt in the air than further inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. Historic houses such as Temple Manor, about 2.3 miles south, show how far back building in the area around Mockbeggar goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Cliffe Woods Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live near a park such as Broomhill Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For landlords with property near Higham station, tracing a leak quickly matters when a tenant is living with it.

About our roof leak investigation in Mockbeggar

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. If you are worried about damp underlay across a wide area and water marks that spread in wet weather, we can find out what’s behind it.

Somewhere as small as Mockbeggar, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Honest limits

To be straight with you, there are limits to any roof survey:

  • The repair itself (the investigation finds and reports the cause)
  • Plumbing leaks that look like roof leaks
  • Whether rotten timbers meet design loads

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and doesn’t.

Roofs we survey in Mockbeggar

  • Rooflights and dormers
  • Slate and tile slopes
  • Lead flashings
  • The roof space
  • Flat roof details
  • Valleys and parapet gutters
  • Chimney stacks

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Mockbeggar questions

Will you come out to Mockbeggar?

Yes, Mockbeggar is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is my home in Mockbeggar listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you use thermal imaging to find leaks?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

What should I do before you arrive?

Clear the loft hatch so we can get into the loft space. Have any photos of the leak ready, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

How long will you be at the property?

Allow an hour or two for most homes, though a hard-to-trace leak can take longer. We will confirm what to expect when we arrange the visit.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

How the survey works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two at a typical home, and longer for a large or complex roof. Older roofs in small places like Mockbeggar can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear
  • Move anything stored under the loft hatch

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Related advice

Different roofs, different checks

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

Lead flashings

Some roofs have mortar where you’d expect lead. Fillets crack and pull away over time, and water runs down behind them.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Keep a photo record of the damp patch
  • Note the weather when the leak shows
  • Move stored items away from the hatch
  • Let us know about any past repairs to the roof

The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, so the repair is aimed at the cause.

Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
