About our roof leak investigation in Park Street

The aim is to find where the water is getting in and explain it. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. It gives any roofer a clear brief. We find and report the source, while the repair is a separate matter. We survey the roof space, chimney stacks and rooflights and dormers, and people most frequently book us about water that shows only in certain storms and water through the ceiling under a flat roof.

Being in a small place like Park Street makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Wind, rain and roofs in Park Street

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in. About 2.7 miles south-west lies High Elms Manor, a reminder of how long the area around Park Street has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Park Street station, a clear finding on where water gets in helps you brief a roofer straight away. If you run a business near Village Arcade St Albans, a leak can close part of a shop or office, so finding the cause quickly matters.

Park Street is about 2 miles south of St Albans, in Hertfordshire. We survey roofs in Park Street across London and South East England. Our area takes in places right across Hertfordshire, large and small. London is in our area too.

We cover every part of AL2 for roof leak investigations. If you need a roof leak investigation at a property on Park Street, Burydell Lane and Oliver Close or a nearby road, we can survey it. Nearby, we also carry out roof leak investigations in Frogmore (1 mile south-east), How Wood (1 mile south-west), Chiswell Green (1 mile west), Sopwell (1 mile north) and Colney Street (1 mile south-east). Larger places within reach include Watford (5 miles south-west), Hemel Hempstead (6 miles west), Stevenage (14 miles north-east), Welwyn Garden City (8 miles north-east), Harpenden (6 miles north) and Hoddesdon (14 miles east).

Park Street: your questions answered

Does a conservation area affect roof work in Park Street?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Park Street within the area you cover?

Yes. Park Street is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What does a roof survey cost?

Roof leak investigation starts from £150, including VAT. You will know the exact price before booking. For a price, phone 07833 053749 or send us an email.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show.

Prices for roof leak investigations in Park Street

We confirm the price for your survey before you book. This is what makes a difference:

  • The roof’s overall size
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What to tell us when you get in touch

Here’s what helps us most when you get in touch:

  • Where water is showing inside, if it is
  • Anything about access we should know
  • The kind of building and roof involved
  • What made you get in touch

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey normally takes between one and two hours at a typical home, and more on a big or complicated roof. In a small place like Park Street, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors

When to book a survey in Park Street

Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it, frequently well away from where it shows.

A survey makes sense if you’ve noticed:

  • Leaks below a flat extension roof
  • Drips in the loft during heavy rain
  • Brown rings on upstairs ceilings
  • Leaks that appear only in driving rain

Trees in and around Verulamium Park shed leaves that can end up in nearby gutters.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How long they’ve been surveying roofs
  • What they will not be able to tell you
  • Their report turnaround times

What to expect from a roof survey

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • What’s under the covering or behind the plaster
  • Whether rotten timbers meet design loads
  • Leaks that only appear in weather we can’t recreate

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.

What this survey covers

  • Slate and tile slopes
  • Rooflights and dormers
  • The roof space
  • Flat roof details
  • Chimney stacks
  • Valleys and parapet gutters
  • Lead flashings

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
