DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Roof leak investigation in St Stephens: what you get

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, while the repair is a separate matter. We are frequently asked to look into damp on a chimney breast and condensation that looks like a leak, on flat roof details, slate and tile slopes and chimney stacks.

In older homes around places like St Stephens, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Whether it is long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are frequently the first clue.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Roof leak investigations in St Stephens: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Different coverings let water in at different points, which shapes where the search starts. Historic houses like Batchwood Hall, about 1.7 miles north, show how far back building in the area around St Stephens goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you run a business near Village Arcade St Albans, a quick answer on where water is coming in keeps a business running. Take a building like Marlborough Science Academy: on a building that size, finding the source of a drip means looking well beyond the stain.

St Stephens: your questions answered

Will you come out to St Stephens?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in St Stephens listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you always find the source?

We cannot promise to find every leak on one visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Do you use thermal imaging to find leaks?

It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.

Why it’s worth a survey now in St Stephens

A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Finding where the water is getting in should follow right away. Blocked gutters on homes around St Stephens overflow and soak walls. It’s easy to sort the cause early and slow to dry a damp wall.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Do you need a roof leak investigation in St Stephens?

A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.

These are some of the problems a survey can pick up:

  • Damp walls below an overflowing gutter
  • Leaks at a dormer or roof window
  • Ceiling stains that grow after rain
  • Water dripping from rafters or underlay

Homes near green spaces such as Verulamium Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Before booking anyone

  • How much experience they have with roofs like yours
  • Which limits apply to the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the loft is part of the inspection

What’s in a roof survey

When you need someone else

It’s a careful look at the leaking roof, not the whole story. The main limits are:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • The repair itself (the investigation finds and reports the cause)
  • A structural engineer’s report

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

What we check

  • Lead flashings
  • Chimney stacks
  • The roof space
  • Slate and tile slopes
  • Flat roof details
  • Rooflights and dormers
  • Valleys and parapet gutters

What we look for on each type of roof

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Valleys

Stains from a valley leak often show some distance off. From inside the roof space, we follow the water’s route back.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. With a bit of garden around a house, as there often is around St Stephens, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

How to prepare

  • Dig out any old roof reports or invoices
  • Mention any parking restrictions on your street
