About our roof leak investigation in Puttenham

Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts, one likely route at a time. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it is needed. If you’ve noticed leaks at a dormer or roof window and damp underlay across a wide area, we can find out what’s behind it.

For a small place like Puttenham, the inspection is the same as anywhere: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Questions from Puttenham

Do you cover smaller places like Puttenham?

Yes, Puttenham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Puttenham listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Why doesn’t the damp patch line up with the hole?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or email us.

Are you insured?

We are covered by professional indemnity and public liability insurance.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible.

Could my leak actually be condensation?

It is a common question. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.

The survey, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Around Puttenham, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Keep a photo record of the damp patch
  • Stay off ladders and the roof
  • Clear the loft hatch so we can get in
  • Write down the wind direction and rain when it leaks

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.

Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

Wind, rain and roofs in Puttenham

Historic houses like Ascott House, about 4.9 miles north, show how far back building in the area around Puttenham goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in.

Take an older house close to Church of St Mary (Church of England): lead flashings, valleys and old chimneys are typical places for water to get in. For site and facilities teams at buildings like Long Marston VA Church of England Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you let a flat or house near Cheddington station, a clear finding on where water gets in helps you brief a roofer straight away.

What this survey cannot tell you

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • An intermittent leak that shows no trace on the day
  • Whether rotten timbers meet design loads
  • Faults hidden behind ceilings or boarding

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

What this survey covers

  • Slate and tile slopes
  • Valleys and parapet gutters
  • Chimney stacks
  • Lead flashings
  • Rooflights and dormers
  • The roof space
  • Flat roof details

How the survey changes by roof type

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see, and look for damp on the breast inside.

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.
