Leaks and storm damage in Buckland
Historic houses such as Cholesbury Manor House, about 4.2 miles south-east, show how far back building in the area around Buckland goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these roof types has its own typical places for water to get in.
Take a building like Aston Clinton School: on a building that size, finding the source of a drip means looking well beyond the stain. If you own a rental within reach of Wendover station, a tenant living with a leak needs the cause found, not just the stain painted over.

Roof leak investigations for homes and businesses in Buckland
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. If you are worried about drips in the loft during heavy rain and condensation that looks like a leak, a survey will tell you what’s going on.
Roofs in small places like Buckland frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

- How the loft is reached, if there is one
- The reason for the survey, like buying, a leak or storm damage

Why it is worth a survey now in Buckland
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. That’s often what breaks the cycle. Older cottages and farmhouses around Buckland can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for most houses, and more on a big or complicated roof. In a small place like Buckland, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Preparing for the visit
- Make sure we can get to the back of the property
- Mention any parking restrictions on your street
- Have any paperwork from past roof work to hand

Advice
Buckland questions
Does a conservation area affect roof work in Buckland?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Will you come out to Buckland?
Yes. Buckland is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
Why is the stain in a different place from the leak?
Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.
Will you fix the leak as part of this?
A leak investigation finds and reports the likely source. The repair is not part of it. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Do you need a roof leak investigation in Buckland?
Flat roofs fail with age and wear. A felt roof often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.
Typical things we’re asked to look at include:
- Leaks that appear only in driving rain
- Water through the ceiling under a flat roof
- Condensation that looks like a leak
- Staining where a gutter or parapet meets the wall
If you live in an older home near Church of All Saints, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.
Before you book anyone
- Whether the loft is part of the inspection
- Do they have a CAA Flyer ID and Operator ID for drone work?
- When you will get the report
- What the survey will not cover
When you need someone else
We only report what can be seen safely on the day, so there are some things a survey can’t cover:
- Defects hidden under coverings or inside walls without opening up
- A promise to find every leak on a single visit
- Carrying out the fix
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before you book. The full list of what we check.
