What we cannot see

To be straight with you, there are limits to any roof survey:

  • The repair itself (the investigation finds and reports the cause)
  • What’s under the covering or behind the plaster
  • Leaks from plumbing, tanks or pipework rather than the roof

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Slate and tile slopes
  • The roof space
  • Lead flashings
  • Valleys and parapet gutters
  • Chimney stacks
  • Flat roof details
  • Rooflights and dormers

Roof leak investigations for homes and businesses in Rickling Green

Our roof leak investigations cover Rickling Green and the wider South East. We visit on weekdays, Saturdays and Sundays. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a written report with photos and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, then phone 07833 053749 or use the contact form. Typical surveys look at leaks that appear only in driving rain and ceiling stains that grow after rain, across valleys and parapet gutters, the roof space and rooflights and dormers.

Many homes in small places like Rickling Green face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for most homes, though a hard-to-trace leak can take longer. In a hamlet or village like Rickling Green, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Note where any stains or damp appear
  • Agree roof access with the managing agent if it is shared
  • Keep pets inside or away from the areas we’re looking at

How we price roof leak investigations

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone
  • Height and safe access

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We will tell you which package suits the questions you have.

What we need to know

You don’t need to know any roofing terms. Just let us know:

  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block
  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or use the contact form to find out.

Why it is worth a survey now in Rickling Green

A leak that returns after a repair typically means the real source wasn’t found. We look past the obvious spot and check each likely route. It gives the next repair a far better chance. For older village homes like those around Rickling Green, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

What you get with us

  • Prices that include VAT
  • Photos and a written report every time
  • More than 5,000 surveys completed
  • We hold a CAA Flyer ID and Operator ID

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Rickling Green roofs and the weather

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these roof types has its own typical places for water to get in. Horham Hall, about 4.8 miles east, is one of the historic houses in the wider area around Rickling Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Newport (Essex) station, a tenant living with a leak needs the cause found, not just the stain painted over. If you live in an older home near Church of Quendon, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

Your questions about roof leak investigations in Rickling Green

Will you come out to Rickling Green?

We do. A small place gets exactly the same survey as a big one.

Is Rickling Green in the area you cover?

Yes. We work right across London and South East England, and Rickling Green is part of that. Just call 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Have an electrician check any wet fittings
  • Mention earlier attempts to fix the leak
  • Put a bucket under the drip and move valuables
  • Do not climb onto the roof to look

If condensation is the cause, we explain it, with recommendations on ventilation. It saves chasing a leak that is not there.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.
