Roof leak investigations for homes and businesses in Ridgewell

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from each safe vantage point. We survey slate and tile slopes, chimney stacks and the roof space, and common reasons people get in touch are a leak that comes and goes with the weather and staining where a gutter or parapet meets the wall.

Roofs in small places like Ridgewell often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

What happens if roof problems are left?

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. For older village homes like those around Ridgewell, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Why us?

Take a look at how roof surveys are priced and what we found on two real jobs.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take an hour or two for most houses, and about three to four hours for a commercial roof. In a hamlet or village like Ridgewell, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us where the water shows and when it appears.
  2. We check the stain, the ceiling and the loft above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Preparing for the visit

  • Point out any leaks or damp patches
  • Find any records of previous roof work
  • Tell us where we can park nearby

What affects the price in Ridgewell

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We will tell you which package suits the questions you have.

What we need to know

The more you tell us, the easier it is to price the survey. When you get in touch, it is useful to mention:

  • Where the property is, with the postcode
  • The reason for the survey, like buying, a leak or storm damage
  • Dates you are working to, such as exchange
  • The kind of building and roof involved

To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Leaks and storm damage in Ridgewell

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside lots of post-war and newer estates. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. With Hedingham Castle about 4.4 miles south-east, Ridgewell sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Parish Church of St Lawrence: lead flashings, valleys and old chimneys are typical places for water to get in. Anyone responsible for a site like Ridgewell Church of England Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

What this survey cannot tell you

Before booking, it’s worth knowing what a survey won’t do:

  • Plumbing leaks that look like roof leaks
  • The repair itself (the investigation finds and reports the cause)
  • What’s under the covering or behind the plaster

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

Ridgewell questions

Is Ridgewell within the area you cover?

Yes. Ridgewell is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does a conservation area affect roof work in Ridgewell?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you always find the source?

Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. The report sets out what we found and the most likely routes.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

What happens next?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What we look for on each type of roof

Parapet and box gutters

Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in.
