Roof Leak Investigation in Round Bush
Tracing where water is getting into your roof in Round Bush. We’ve completed more than 5,000 surveys across London and the South East.
- Leaks below a flat extension roof
- Brown rings on upstairs ceilings
- Water that shows only in certain storms
Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.
Roof leak investigation in Round Bush: what you get
Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We look at the roof surface and the ceiling below. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. We’re often asked to look into water coming in around a roof light or dormer and staining around the chimney inside, on rooflights and dormers, the roof space and chimney stacks.
In a village or hamlet like Round Bush, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Leaks and storm damage in Round Bush
The wider area around Round Bush has a long history of building, with High Elms Manor about 2.9 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the roof type helps narrow down where water may be getting in.
Take an older house close to Church of St John the Baptist: old mortar, worn lead and slipped slates are the usual suspects when water gets in. Living close to Garston Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

What this survey cannot tell you
In fairness, there are limits to any roof survey:
- Leaks from plumbing, tanks or pipework rather than the roof
- Faults hidden behind ceilings or boarding
- Whether rotten timbers meet design loads
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

Common roof problems in Round Bush
Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it.
Common reasons to book include:
- A leak that comes and goes with the weather
- Ceiling stains that grow after rain
- Water coming in around a roof light or dormer
- Damp underlay across a wide area
If you look after a building such as Fair Field Junior School, a leak through a large roof is frequently found some distance from where the water shows inside.
Choosing a roof surveyor
- Which parts of the roof they’ll actually see
- Will they check the loft as well as the outside?
- Whether you get a written report with photos
- What they won’t be able to tell you

Leave it or get it looked at?
Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Checking the roof from the ground
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
What happens on the day
We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take between one and two hours for most houses, with bigger or more complicated roofs taking longer. Older roofs in small places like Round Bush can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
How to prepare
- Show us where any leaks or stains appear
- Unlock side gates and any roof access doors
- If the roof is shared, arrange access with whoever manages the building

Common questions in Round Bush
Is Round Bush in the area you cover?
Yes, Round Bush is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.
Is Round Bush within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is there anything I need to do ahead of the visit?
Clear the loft hatch so we can get into the loft space. Gather any photos and notes about when it leaks, plus details of past repairs. Keep catching drips and keep water away from electrics.
What’s in the report?
Written findings with photos, explaining the condition of the leaking roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
What happens next?
You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Will you definitely find the leak?
Not every leak can be pinned down in a single visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable.
