Roof leak investigation in Stratford St Mary, Essex
Tracing where water is getting into your roof across Stratford St Mary, using drones and thermal imaging where applicable. Call or email for a price.
- Leaks that appear only in driving rain
- Staining around the chimney inside
- Damp ceilings under a flat roof
Tips from our surveys
You don’t need to be a roofer to help. What helps most:
- Let us know what has already been tried
- Make sure the loft is accessible
- Tell us if there are tanks or pipes in the loft
- Catch drips in a bucket and protect the floor
Once the work is done, hold on to the report. If water appears again, it shows what was found before.
Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
Roof leak investigation in Stratford St Mary: what you get
Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. If you are worried about leaks that appear only in driving rain and leaks at a dormer or roof window, a survey will tell you what’s going on.
Many homes in small places like Stratford St Mary face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we’re asked to look at in Stratford St Mary
A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.
A survey makes sense if you’ve noticed:
- Damp patches next to the stack
- Water marks that spread in wet weather
- Leaks at a dormer or roof window
- Wet patches on loft insulation
Castle House, about 1.7 miles south-east, is one of the historic houses in the wider area around Stratford St Mary. Leaks in period homes nearby often come from lead work and valleys that have been patched before.

Questions from Stratford St Mary
Do roofs near the sea, like those around Stratford St Mary, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Stratford St Mary is within about 5 miles of the coast.
Do you cover smaller places like Stratford St Mary?
Yes, Stratford St Mary is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
How long does a roof leak investigation take?
On site, it normally takes between one and two hours, more where the leak is intermittent or the roof is large. Report times depend on the package.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
What a roof leak investigation looks like in Stratford St Mary
Stratford St Mary lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. The covering and its details give the first clues when tracing where water is coming from.
If yours is one of the older homes in the streets near Church of St Mary, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you let a flat or house near Manningtree station, a tenant living with a leak needs the cause found, not just the stain painted over.
Stratford St Mary is about 6 miles north-east of Colchester, in Essex. In Stratford St Mary, as across Essex, every roof gets the same careful survey. Our area takes in places right across Essex, large and small. Chelmsford is in our area too.

How the survey changes by roof type
Slate and tile slopes
Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. If it’s too low, cracked or poorly dressed, water gets behind it.
What a roof leak investigation doesn’t cover
It’s a careful look at the leaking roof, not the whole story. The main limits are:
- Carrying out the fix
- A structural engineer’s report
- Water from pipes, tanks or heating systems
If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and does not.
What this survey covers
- Slate and tile slopes
- The roof space
- Lead flashings
- Valleys and parapet gutters
- Chimney stacks
- Rooflights and dormers
- Flat roof details
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours, more where the leak is intermittent or the roof is large. Cottages and farmhouses around Stratford St Mary frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- We help you choose the package that suits the leak.
- A visit is booked for a weekday, Saturday or Sunday.
- The investigation works from the stain back to the roof.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
Before the survey
- Let us know about parking near the property
- Make a note of anything you’d like us to look at
- Leave a clear route to the loft
