About our roof leak investigation in Stroud Green
Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. We’re often asked to look into brown rings on upstairs ceilings and water coming in around a roof light or dormer, across flat roof details, lead flashings and rooflights and dormers.
In a village or hamlet like Stroud Green, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We look at everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

Questions from Stroud Green
Do you cover smaller places like Stroud Green?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Do roofs near the sea, like those around Stroud Green, take more of a battering?
It can do. Within about 4 miles of the sea, as Stroud Green is, metal fixings wear faster and gales find any loose ridge or slate.
Do you look in the roof space?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Is thermal imaging part of a leak investigation?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What we look for on each type of roof
Slate and tile slopes
‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in, particularly in driving rain.
Valleys
Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.
For landlords and managing agents
An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on any day of the week, which helps when tenants work during the week.
Roof leak investigations around Stroud Green
The coast is about 4 miles or less from Stroud Green, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. The wider area around Stroud Green has a long history of building, with Southchurch Hall about 3.8 miles south-east. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Homes near green spaces such as Magnolia Fields can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you own a rental within reach of Rochford station, a tenant living with a leak needs the cause found, not just the stain painted over. The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if you own one of the older houses nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

What a roof leak investigation does not cover
Some things cannot be seen without opening up the roof, and that sets some limits:
- Leaks from plumbing, tanks or pipework rather than the roof
- A structural engineer’s report
- Leaks that only appear in weather we cannot recreate
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

Tips that help
A survey works best with a little help from you, before and after. Tips:
- Put a bucket under the drip and move valuables
- Keep a photo record of the damp patch
- Write down the wind direction and rain when it leaks
- Mention earlier attempts to fix the leak
Keep the report after the work is done. If water appears again, it shows what was found before.
Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
Leave it or get it looked at?
Water and electrics do not mix. Keep away from any fitting that water is reaching. Finding where the water is getting in should follow right away. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

What we do, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Cottages and farmhouses around Stroud Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You tell us where the water appears, when, and what the weather was doing.
- Inside, we check the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
Before we arrive
- Have any paperwork from past roof work to hand
- Point out any leaks or damp patches
- Check the loft hatch can be reached
