Roof leak investigations for homes and businesses in Tewin
Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back, one likely route at a time. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it is needed. We survey chimney stacks, valleys and parapet gutters and flat roof details, and people most often book us about drips from nail tips in a cold loft and water coming in around a roof light or dormer.
Being in a small place like Tewin makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we look for on each type of roof
Slate and tile slopes
Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.
Chimney stacks
A stack has several possible ways in for rain. Each is checked from every safe viewpoint, and look for damp on the breast inside.
Practical tips
You don’t need to be a roofer to help. Here’s what helps most:
- Tell us about any past repairs to the roof
- Photograph the stain each time it appears
- Leave roof access to professionals
- Protect furniture and flooring under the leak
Your report arrives by email, with photographs of what we found. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
Tewin: your questions answered
Will you come out to Tewin?
Yes, Tewin is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Tewin listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.
What happens next?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Can every leak be traced?
We cannot promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.
Tewin roofs and the weather
The wider area around Tewin has a long history of building, with Digswell House about 2.1 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. The covering and its details give the first clues when tracing where water is coming from.
For an older house near a landmark such as Church of St Peter, lead flashings, valleys and old chimneys are typical places for water to get in. For landlords with property near Welwyn North station, tracing a leak quickly matters when a tenant is living with it.
Tewin is about 2 miles north-east of Welwyn Garden City, in Hertfordshire. Surveys in Tewin work the same way as everywhere we cover: a proper look at what can be seen safely, photos and a clear written report. Our Hertfordshire coverage includes Tewin. For surveys nearby, see our London page.

When to book a survey in Tewin
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. The stain may appear well away from the valley itself.
We’re frequently asked to look at:
- Water coming in around a roof light or dormer
- Ceiling stains that grow after rain
- Leaks that appear only in driving rain
- Damp underlay across a wide area
If you look after a building like Ridgeway Academy, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
Questions to ask before you book
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- How soon the report will arrive
- Whether VAT is added on top
- Whether the roof space is looked at, where there is one
What we do, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes an hour or two, more where the leak is intermittent or the roof is large. Somewhere as small as Tewin, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- You get photos, the likely cause and clear recommendations.
Getting ready for the survey
- Check we can get to the back of the property
- Keep pets inside or away from the areas we’re looking at
- Have any paperwork from past roof work to hand
