Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.
Roof leak investigation in Whitwell: what you get
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from each safe vantage point. Common reasons to book are water coming in around a roof light or dormer and water through the ceiling under a flat roof, across rooflights and dormers, chimney stacks and the roof space.
Many homes in small places like Whitwell face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
What we do, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Whitwell can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We check the stain, the ceiling and the loft above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- Moisture readings and thermal imaging are used where they help.
- You receive a written report with photos showing the likely source and what needs attention.
Before the survey
- Have any questions written down, so nothing gets missed
- Mention any parking restrictions on your street
- Let us know about any leaks, stains or damp patches you know of

Whitwell: your questions answered
Do you cover smaller places like Whitwell?
We do. A small place gets exactly the same survey as a big one.
Is my home in Whitwell listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
What happens after the survey?
You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
What’s the best way to book?
The quickest way is to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will point you to the right survey. We survey on any day of the week.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Roof leak investigations in Whitwell: local notes
Historic houses like Shaw's Corner, about 2.9 miles south, show how far back building in the area around Whitwell goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Different coverings let water in at different points, which shapes where the search starts.
The streets around a church such as All Saints Church are frequently among the oldest in a place, and if you own one of the older houses nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Take a building like St Paul's Walden Primary School: on a building that size, finding the source of a drip means looking well beyond the stain. Landlords with a home close to Stevenage station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

What a roof leak investigation does not cover
To be straight with you, there are limits to any roof survey:
- Defects hidden under coverings or inside walls without opening up
- Leaks from plumbing, tanks or pipework rather than the roof
- An intermittent leak that shows no trace on the day

Roofs we survey in Whitwell

- Lead flashings
- Slate and tile slopes
- Flat roof details
- Rooflights and dormers
- The roof space

What we look for on each type of roof
Parapet and box gutters
Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.
Slate and tile slopes
‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak, particularly in driving rain.

Why act early in Whitwell
Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
