Roof leak investigations for homes and businesses in Langley

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. Typical surveys look at water coming in around a roof light or dormer and ceiling stains that grow after rain, on slate and tile slopes, chimney stacks and valleys and parapet gutters.

Roofs in small places like Langley often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Why act early in Langley

Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What you get with us

  • Satisfaction rate of 98%
  • Visits on any day of the week
  • Thermal imaging and drone inspection where they help
  • Independent findings on the roof’s condition

Common questions in Langley

Is my home in Langley listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Langley?

Yes. We survey roofs across London and South East England, and Langley is part of that. You can call 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

How much is a survey?

Roof leak investigation starts from £150, including VAT. You will know the price for your roof before booking. To get a price, call 07833 053749 or send us an email.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How long will you be at the property?

The visit typically takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. We will confirm what to expect when we arrange the visit.

Do you use thermal imaging to find leaks?

We use thermal imaging where it helps, and it is part of the Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What we need to know

A little information up front helps. Please include:

  • Photos of the roof, taken safely from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one
  • The property’s address and postcode

To arrange a survey, phone 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Different roofs, different checks

Valleys

A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.

Parapet and box gutters

A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Wind, rain and roofs in Langley

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in. With Knebworth House about 1.3 miles south-east, Langley sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings like The Thomas Alleyne School, a leak through a large roof is often found some distance from where the water shows inside. Landlords with a home close to Stevenage station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Langley is about 3 miles south-west of Stevenage, in Hertfordshire. We carry out roof leak investigations for homeowners, landlords and businesses in Langley. Our area takes in places right across Hertfordshire, large and small. You can also see our page for Milton Keynes.

The survey, step by step

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, most surveys take roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Langley, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Point out any leaks or damp patches
  • Buyers: confirm access with the estate agent or seller

What you can safely check yourself

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What a roof leak investigation doesn’t cover

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Faults hidden behind ceilings or boarding
  • Leaks that only appear in weather we can’t recreate

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and does not.
