Independent drone roof surveys in Langley

How a drone roof survey works in Langley

From the air, the outer surfaces are clear, but it can’t see under the coverings or into the loft. Where there is safe access, we look in the loft space too, because the underside tells its own story. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. Where the loft can’t be reached safely, we note it. We are often asked to look into slipped or missing slates on a high roof and loose ridge and hip tiles, on valleys and parapet gutters, chimney stacks and tall and steep roofs.

Older buildings in small places like Langley may be listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Cottages and farmhouses around Langley often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You give us the address so we can check the airspace.
  2. If permission is needed, we ask for it before the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. Your report arrives by email, with close-up photos and recommendations.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Make sure pets are kept safely away
  • Clear the way to the loft hatch

Advice

Langley questions

How do I find out if my home in Langley is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you fly a drone over a roof in Langley?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

What happens next?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

How long is the visit?

Time on site depends on the roof, but most surveys take between one and two hours at a house, including the airspace and weather checks before take-off. The written report follows by email.

What affects the price in Langley

Not every roof costs the same to survey, for these reasons:

  • The number of roofs, including extensions and garages
  • How big the roof is
  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

What to let us know when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • Where water is showing inside, if it is
  • The kind of building and roof involved
  • The address and postcode of the property
  • Whether there’s a loft hatch, a shared roof or tricky access

Most bookings start with a short call: call 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Roof by roof

Chimney stacks

Leaning stacks and loose pots are easier to judge from above. Each defect is photographed for the report.

Steep slate and tile slopes

On slate roofs, slipped slates often point to corroded nails. Close-up photos show how widespread it is.

Drone roof surveys around Langley

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Before any flight, we check the Drone Safety Map for airspace restrictions.

With Knebworth House about 1.3 miles south-east, the area around Langley has a long history. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera does not touch the roof itself. Take a building like The Thomas Alleyne School: thermal images can show where wet insulation sits under a big flat roof.

Why act early in Langley

A drone survey disturbs nothing on the roof. Nothing is cracked or dislodged by footsteps, so you see the roof exactly as it is. In a place like Langley, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A flight where airspace permission is refused
  • Photos in conditions too poor to fly
  • What’s under the slates, tiles or felt
