Roof leak investigation in Widford: what you get

Some ‘leaks’ are not leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. If you’re worried about water marks that spread in wet weather and wet patches on loft insulation, a survey will tell you what’s going on.

Somewhere as small as Widford, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Roof leak investigations around Widford

Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Historic houses such as Hylands, about 0.4 miles west, show how far back building in the area around Widford goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Mildmay Junior School will know that tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Chelmsford station may find that a clear finding on where water gets in helps you brief a roofer right away.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. In a hamlet or village like Widford, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Signs you need a roof leak investigation in Widford

Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.

We’re often asked to look at:

  • Wet patches high on an inside wall
  • Leaks at a dormer or roof window
  • Damp ceilings under a flat roof
  • Drips from nail tips in a cold loft

If you live near a park such as Oaklands Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • How long they’ve been surveying roofs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How soon the report will arrive

What a good roof survey covers

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Keep water away from lights and sockets
  • Move stored items away from the hatch
  • Mention earlier attempts to fix the leak
  • Check whether pipes or tanks run near the stain

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.

Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • An intermittent leak that shows no trace on the day
  • The repair itself (the investigation finds and reports the cause)
  • Water from pipes, tanks or heating systems

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

Your questions about roof leak investigations in Widford

Does a conservation area affect roof work in Widford?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover Widford?

Yes. We survey roofs across London and the South East, and Widford is part of that. Just phone 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.

How much does a roof leak investigation cost in Widford?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
