Roof leak investigations for homes and businesses in Wooburn Common
Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. We survey flat roof details, valleys and parapet gutters and chimney stacks, and people most often book us about wet patches on loft insulation and leaks at a dormer or roof window.
Roofs in small places like Wooburn Common often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

How it works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Wooburn Common, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
Getting ready for the survey
- Dig out any old roof reports or invoices
- Clear the way to the loft hatch
- Note where any stains or damp appear

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

FAQs for Wooburn Common
Do you cover Wooburn Common?
Yes, Wooburn Common is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is my home in Wooburn Common listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can you survey at the weekend?
We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or email us.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Will you walk on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Why is the stain in a different place from the leak?
Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.
When to book a survey in Wooburn Common
Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it.
Common reasons to book include:
- Drips from nail tips in a cold loft
- Brown rings on upstairs ceilings
- Water that shows only in certain storms
- Staining where a gutter or parapet meets the wall
For an older house near a landmark such as Church of St Paul, lead flashings, valleys and old chimneys are typical places for water to get in.
Choosing a roof surveyor

- What they will not be able to tell you
Honest limits
In fairness, a roof survey has limits:
- Carrying out the fix
- Faults hidden behind ceilings or boarding
- Leaks that only appear in weather we can’t recreate
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.
What we look at
- Lead flashings
- Flat roof details
- Slate and tile slopes
- Valleys and parapet gutters
- Chimney stacks
- The roof space
- Rooflights and dormers
What we look for on each type of roof
Slate and tile slopes
Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.
Parapet and box gutters
Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.
Leave it or get it looked at?
Patching the spot above the stain often does not work. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work. For an older or listed building in a place like Wooburn Common, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Wooburn Common roofs and the weather
Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Cliveden, about 1.8 miles south-west, is one of the historic houses in the wider area around Wooburn Common. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Wooburn Green Primary School: a leak through a large roof is often found some distance from where the water shows inside. Landlords with a home close to Bourne End station may find that a clear finding on where water gets in helps you brief a roofer right away.
