Roof leak investigations for homes and businesses in Woodrow
Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. We survey flat roof details, chimney stacks and rooflights and dormers, and common reasons people get in touch are leaks below a flat extension roof and condensation that looks like a leak.
Roofs in small places like Woodrow often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.
Where we can’t see part of the leaking roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

How the survey changes by roof type
Chimney stacks
We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.
Valleys
A valley leak can appear well away from the valley inside. We trace the route from the loft where there is safe access.
The survey, step by step
After the inspection, everything we found is written up in a report with photos. As for time on site, it usually takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Around Woodrow, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
How to prepare
- Clear the way to the loft hatch
- If it is not your property yet, arrange access through the agent
- Let us know where we can park nearby

Advice
When you need someone else
In fairness, a roof survey has limits:
- The repair itself (the investigation finds and reports the cause)
- Plumbing leaks that look like roof leaks
- Faults hidden behind ceilings or boarding
If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.
What this survey covers
- Valleys and parapet gutters
- Rooflights and dormers
- Slate and tile slopes
- The roof space
- Flat roof details
- Chimney stacks
- Lead flashings
Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Woodrow questions
Is Woodrow within the area you cover?
Yes, Woodrow is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Woodrow?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years.
Do I need to be at home?
Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Is there anything I need to do ahead of the visit?
Clear the loft hatch so we can get into the roof space. Have any photos of the leak ready, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Woodrow roofs and the weather
Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts. With Hughenden Manor about 4.6 miles west, Woodrow sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you own a rental within reach of Amersham station, tracing a leak quickly matters when a tenant is living with it. Take an older house close to Church of the Holy Trinity: the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you look after a building such as Curzon Church of England Combined School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
Woodrow is about 2 miles south-west of Amersham, in Buckinghamshire. Whether the building in Woodrow is a house, a flat or a commercial unit, we can survey the roof. Our area takes in places right across Buckinghamshire, from the larger towns to small villages. Reading is in our area too.

Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Let us know what has already been tried
- Photograph the stain each time it appears
- Record whether it leaks in every downpour or only some
- Have an electrician check any wet fittings
If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention.
After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
