Roof leak investigation in Worth Abbey
Our roof leak investigations cover Worth Abbey and the wider South East. We visit seven days a week. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then call 07833 053749 or use the contact form to arrange a visit. If you’re worried about damp ceilings under a flat roof and staining around the chimney inside, a survey will tell you what’s going on, on chimney stacks, lead flashings and slate and tile slopes alike.
Many homes in small places like Worth Abbey face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. In a hamlet or village like Worth Abbey, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You get in touch with details of the leak and any photos.
- The visit starts indoors, at the stain and in the loft.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Before the survey
- Jot down any questions you want answered
- Keep pets inside or away from the areas we are looking at
- Let us know about parking before the day
How to book
If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

Worth Abbey: your questions answered
Does a conservation area affect roof work in Worth Abbey?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is Worth Abbey in the area you cover?
Yes. We work right across London and South East England, and Worth Abbey is part of that. You can call 07833 053749 or use the contact form with the address and a few details.
Can thermal imaging help find my roof leak?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Surveys for landlords and agents in Worth Abbey
We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the leaking roof, with photos.
Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays and at weekends, which can make access easier.
What affects the cost of roof leak investigations
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The size of the roof
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, such as extensions, dormers and garages
- Height and safe access
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
Helping us price your survey
When you call or email, these details help:
- What’s prompted the survey
- Photos of the roof, taken safely from the ground or a window
- Any deadline, such as an exchange date
- Whether there is a loft hatch, a shared roof or tricky access
Roof leak investigation starts from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or drop us an email to find out.
How the survey changes by roof type
Slate and tile slopes
Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.
Chimney stacks
Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see, and look for damp on the breast inside.
Roof leak investigations in Worth Abbey: local notes
About 2.5 miles east lies Gravetye Manor, a reminder of how long the area around Worth Abbey has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
If you let a flat or house near Three Bridges station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Shop and office owners around County Mall may find that a quick answer on where water is coming in keeps a business running. If yours is one of the older homes in the streets near Abbey Church of Our Lady Help of Christians, lead flashings, valleys and old chimneys are typical places for water to get in.

What a roof leak investigation doesn’t cover
A survey is a close look at the leaking roof, but it cannot do everything. Its limits include:
- Leaks from plumbing, tanks or pipework rather than the roof
- The repair itself (the investigation finds and reports the cause)
- Structural calculations (that is a structural engineer’s job)

What you can safely check yourself
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
