Storm damage roof reports near Ashridge

How a storm damage roof report works in Ashridge

After a storm, safety comes first. Take photos from ground level or from windows, and do not climb onto the roof. Emergency temporary protection, such as covering an opening, is a job for a roofer. We then record the damage in a report you can pass to your insurer. Hold on to receipts for anything you pay for. If you are worried about loose or broken chimney pots and cowls and loose or torn flashings, a survey will tell you what’s going on.

For a small place like Ashridge, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

The report records the roof as we found it on the day. It is useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

Checking the roof from the ground

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Your questions about storm damage roof reports in Ashridge

Do you cover Ashridge?

Yes, Ashridge is within the area we cover. Our area covers London and South East England. You can phone 07833 053749 or email us with the address and some details, and we will talk through which survey suits.

Is my home in Ashridge listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How are storm damage reports priced?

Storm damage roof report starts from £150, including VAT. Bigger roofs are quoted on size and access. It doesn’t include repair costs, so you will need a roofer’s quote for those.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will my insurer pay for an old roof?

Wear and tear is normally excluded from home insurance. We note both storm damage and older defects, so it’s clear what we found. How the policy applies is up to your insurer.

What this survey can’t tell you

It’s a careful look at the roof, not the whole story. Its limits include:

  • Areas we cannot see safely
  • Your insurer’s view of the claim
  • The work of a loss adjuster appointed by your insurer

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What we check

  • Flashings
  • Chimney stacks
  • Ridges and hips
  • Slate and tile slopes
  • Gutters and fascias
  • Flat roofs

What happens if roof problems are left?

Damage left open lets in more rain. That can add to the damage and make it harder to separate from the storm. Emergency temporary protection should be arranged with a roofer. Older and listed buildings around Ashridge may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What a storm damage roof report looks like in Ashridge

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For any home in Ashridge, it is the small, early fault that is cheapest to put right. For landlords with property near Berkhamsted station, a clear finding on where water gets in helps you brief a roofer straight away.

What happens on the day

Safety comes first on every visit. We inspect what can be seen safely, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. Older roofs in small places like Ashridge can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from ground level, windows and the roof where it is safe.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Preparing for the visit

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Photograph the damage safely from below
  • Hold on to fallen pieces of the roof where you can
  • Check your policy for how to report damage
  • Arrange temporary cover with a roofer if rain is getting in

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep records of roof work and surveys. They help show the roof was in good order before a storm.
