Storm damage roof report in Church Hanborough: what you get

Most policies don’t cover wear and tear. So it matters whether the damage came from the storm or from a roof that was already worn. We note signs of each: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We give an honest view of what we see. How the policy applies is for your insurer to decide. We survey flat roofs, gutters and fascias and chimney stacks, and people most frequently book us about new damp or leaks inside and slipped or missing slates or tiles.

Many homes in small places like Church Hanborough face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on any day of the week, which helps when tenants work during the week.

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two at most homes, and more on a big or complicated roof. Older rural homes like those around Church Hanborough can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You let us know when the storm was and what damage you’ve seen.
  2. We inspect the roof from safe viewpoints and from the loft where there’s access.
  3. We photograph and record every area of damage we can see.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. You get a written report you can pass to your insurer.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • If it isn’t your property yet, arrange access through the agent
  • Jot down any questions you want answered

Leave it or get it looked at?

If the damage is partly wear and tear, it’s better to know. We record storm damage and older defects, so you know what the roof shows. In a place like Church Hanborough, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Questions from Church Hanborough

Does a conservation area affect roof work in Church Hanborough?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Church Hanborough within the area you cover?

Yes, Church Hanborough is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long is the visit?

Most surveys take roughly 1–2 hours for a house, and longer for a large or complex roof. The report follows by email.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.

Common roof problems in Church Hanborough

Falling trees and branches can damage roofs in high winds. We record the damage and where it is, backed up with photos.

These are some of the problems a survey can pick up:

  • Gaps where slates or tiles have gone
  • Damaged flat roof membrane
  • Damaged ridges and hips
  • Cowls or aerials dislodged in the wind

If you let a flat or house near Hanborough station, tracing a leak quickly matters when a tenant is living with it.

Before booking anyone

What’s in a roof survey

Checking the roof from ground level

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

Storm damage roof reports around Church Hanborough

Blenheim Palace, about 2 miles north-east, is one of the historic houses in the wider area around Church Hanborough. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering and its details give the first clues when tracing where water is coming from.

If you look after a building such as Hanborough Manor CofE School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. For an older house near a landmark such as Church of St Peter and St Paul, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
