How a storm damage roof report works in Clapgate
A storm damage roof report is priced from £150. It’s a photo-illustrated written report, sent by email. It is not a repair quote and doesn’t include repair costs, so ask a roofer to quote for the work. The insurer may still send a loss adjuster of its own. What you get is an independent record of the damage and what seems to have caused it. We’re often asked to look into damage from fallen branches or debris and ridge tiles that have come loose, on chimney stacks, ridges and hips and slate and tile slopes.
Being in a small place like Clapgate makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Wind, rain and roofs in Clapgate
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Knowing the roof type helps narrow down where water may be getting in. The wider area around Clapgate has a long history of building, with Much Hadham Palace about 3.4 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to Church of St Mary: lead flashings, valleys and old chimneys are typical places for water to get in. Landlords with a home close to Bishops Stortford station may find that a clear finding on where water gets in helps you brief a roofer straight away. For site and facilities teams at buildings like Albury Church of England Voluntary Aided Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.
Clapgate is about 4 miles north-west of Bishop's Stortford, in Hertfordshire. Clapgate gets the same service as everywhere else we work: a proper look at whatever is safely visible, photos and a clear written report. Our Hertfordshire coverage includes Clapgate. You can also see our page for Chelmsford.

Surveys for landlords and agents in Clapgate
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Keep any slates, tiles or debris that fall, if it’s safe to do so
- Look at what your policy says about wear and tear
- Don’t go onto the roof to take pictures
- Keep receipts for any emergency work
You get the report by email and pass it to your insurer yourself. We don’t deal with the insurer on your behalf.
Check the roof from ground level after strong winds. With binoculars, you can often spot problems without climbing. Do not go up a ladder to look.
Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Why act early in Clapgate
With an independent report, you have something specific to show your insurer. It sets out what we found and the likely cause, so you’re not relying only on your own photos. For older village homes like those around Clapgate, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

FAQs for Clapgate
Is Clapgate within the area you cover?
Yes, Clapgate is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
How do I find out if my home in Clapgate is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can I challenge a declined storm claim?
Raise it with your insurer first. The Financial Ombudsman Service may look at it if that doesn’t resolve it. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.
What wind speed counts as a storm?
There is no single figure. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Your policy document will say.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
The survey, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about 1–2 hours for most homes, depending on how much of the roof was hit. Somewhere as small as Clapgate, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you’ve seen and any temporary repairs.
- We check inside, including the loft where there is access, for water damage.
- The roof is inspected from the ground, windows and the roof where it’s safe.
- Storm damage and older wear are recorded separately where we can.
- The report, with photos, is emailed to you.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Point out any leaks or damp patches
- Find any records of previous roof work
