Storm damage roof report in St Ibbs
Most policies do not cover wear and tear. So it matters whether the damage came from the storm or from a roof that was already worn. We note signs of each: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We describe what we see, whichever way it points. Your insurer then decides how its policy applies. Common reasons to book are damaged pots on the stack and roofs hit by falling trees, on slate and tile slopes, gutters and fascias and flat roofs.
Roofs in small places like St Ibbs frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.
What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later.

St Ibbs: your questions answered
Do you carry out roof surveys in St Ibbs?
Yes, St Ibbs is one of the places we work. The survey and report are the same in St Ibbs as anywhere else, and visits run on weekdays and weekends.
How do I find out if my home in St Ibbs is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What’s the best way to book?
To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Are you loss adjusters?
No. We are not loss adjusters and don’t act for you with the insurer. We provide an independent record of the roof for you to send to your insurer.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How are storm damage reports priced?
Prices start from £150, including VAT. Bigger roofs are quoted on size and access. It doesn’t include repair costs, so you will need a roofer’s quote for those.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Wind, rain and roofs in St Ibbs
Knebworth House, about 4.1 miles south-east, is one of the historic houses in the wider area around St Ibbs. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts.
If your home is one of the older ones in the streets near Church of St Ippolyts (church of England), the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like St Ippolyts Church of England Aided Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Write down when the storm hit and when you noticed damage
- Report the damage to your insurer as soon as you can
- Keep fallen slates or tiles as evidence if safe
- File receipts for anything you pay for
Your insurer may send a loss adjuster to look at the damage. You will have your own independent record to refer to.
Keep records of roof work and surveys. They help show the roof was in good order before a storm.
