How a thermal roof survey works in East Lavant

Your report sets out the thermal images alongside ordinary photographs, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. We survey insulated roof spaces, pitched roof slopes and commercial roofs, and people most often book us about ceilings that feel colder in places and gaps in loft insulation.

In a small place like East Lavant, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we look for on each type of roof

Felt and asphalt flat roofs

Built-up felt and asphalt roofs can hide trapped water for a long time. Thermal imaging helps suggest where it is, given suitable conditions on the day.

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

Do you need a thermal roof survey in East Lavant?

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which suits a purchase that is moving quickly.

We are often asked to look at:

  • Missing or slipped insulation
  • Cold areas below the roof
  • Wet areas near outlets and upstands
  • Possible trapped moisture under a flat roof covering

For site and facilities teams at buildings such as Lavant CofE Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

Questions to ask before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What’s outside the scope of the survey
  • Is there a chance to talk the report through?
  • Their insurance cover

What a roof survey includes

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around East Lavant can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before we arrive

  • Dig out any old roof reports or invoices
  • Check pets are kept safely away
  • Let us know about parking before the day

Advice

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Confirming water without moisture readings
  • Hidden layers that need to be opened up to check
  • Whether the deck or roof structure is strong enough

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What a survey covers and doesn’t.

What we look at

  • Ceilings below the roof
  • Pitched roof slopes
  • Loft conversions
  • Flat roofs
  • Insulated roof spaces
  • Commercial roofs

Checking the roof from the ground

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.

East Lavant: your questions answered

How do I find out if my home in East Lavant is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is East Lavant within the area you cover?

Yes. East Lavant is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Is thermal imaging included in your surveys?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Thermal roof surveys around East Lavant

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Goodwood Aerodrome is about 1 mile from East Lavant. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If your house is among the older ones in the streets near Church of St Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Goodwood House, about 1.5 miles east, is one of the historic houses in the wider area around East Lavant. A drone or thermal survey does not involve any work on the roof, which suits older buildings.

Useful tips for East Lavant property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Clear a path to the loft hatch before we arrive
  • Use the report as a baseline for later checks
  • Take photos of stains as they appear, so we can compare
  • Don’t climb onto the roof to look for leaks yourself

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. There’s a 12-month follow-up too.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the loft space.
