How a thermal roof survey works in Fairstead

A thermal camera can help when the cause of damp is not obvious. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings do not rely on the camera alone. We survey commercial roofs, ceilings below the roof and insulated roof spaces, and the problems we are asked to look at most are damp around roof outlets and upstands and possible trapped moisture under a flat roof covering.

Somewhere as small as Fairstead, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Should I look at the roof myself first?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

What affects the cost of thermal roof surveys

Prices always include VAT. The things that change the price are:

  • The size of the roof
  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

Getting in touch

You do not need to know any roofing terms. It’s enough to let us know:

  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window
  • The kind of building and roof involved
  • Whether there is a loft hatch, a shared roof or tricky access

When you are ready to go ahead, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.

Fairstead: your questions answered

Is Fairstead within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Do you carry out roof surveys in Fairstead?

Yes, Fairstead is within the area we cover. We work right across London and South East England. You can phone 07833 053749 or email us with the address and some details.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What’s in the report?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

What happens next?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Let us know where and when you’ve seen damp or stains
  • Check the loft can be reached safely
  • Keep outlets and gutters clear to stop water sitting
  • File the images with your roof records

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

Thermal roof surveys around Fairstead

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings such as Terling Church of England Voluntary Aided Primary School, a drone or thermal camera can show a large roof in a single visit.

What we’re asked to look at in Fairstead

On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.

A survey makes sense if you’ve noticed:

  • Areas losing heat at the eaves and junctions
  • Thin or uneven insulation in the roof
  • Possible trapped moisture under a flat roof covering
  • Water that travels before it shows

If you own one of the older houses in the streets near Parish Church of St Mary the Virgin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before booking

  • What the survey will not cover
  • Which parts of the roof they’ll actually see
  • Whether any drone flown is registered with the CAA
  • What happens after the report arrives

What’s in a roof survey

What we look for on each type of roof

Loft insulation

Insulation often gets moved during work in the loft. The camera can show where it no longer covers the ceiling.

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and can’t be read from them.

The survey, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes an hour or two at most homes, and more on a big or complicated roof. Somewhere as small as Fairstead, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we are looking at
  • Buyers: confirm access with the estate agent or seller
