Thermal roof survey in Gordon Hill

Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. Common reasons to book are damp around roof outlets and upstands and cold spots on ceilings under the roof, on pitched roof slopes, commercial roofs and ceilings below the roof.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Gordon Hill is checked before any drone flight, and where permission is needed, the flight waits for it.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Your questions about thermal roof surveys in Gordon Hill

Can parking be tricky for a visit in Gordon Hill?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Can you fly a drone over a roof in Gordon Hill?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Will the camera show exactly where the water is?

No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Leave side gates unlocked
  • Mention any parking restrictions on your street
  • If you are buying, let the agent know when we are coming

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • Whether it is a home or a commercial building
  • The shape of the roof and its details

Thermal roof survey starts from £400, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Getting in touch

We’ll normally ask about:

  • Dates you’re working to, such as exchange
  • Where the property is, with the postcode
  • Any photos you have, taken from the ground or a window
  • What made you get in touch

Not sure which survey you need? The easiest way is to ring 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

What we are asked to look at in Gordon Hill

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which helps when timescales are tight.

A survey makes sense if you’ve noticed:

  • Damp around roof outlets and upstands
  • Missing or slipped insulation
  • Heat escaping through the roof
  • Damp that repairs haven’t cured

For an older house near a landmark such as St Michael & All Angels, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Before booking anyone

What’s in a roof survey

What a thermal roof survey does not cover

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Hidden layers that need to be opened up to check
  • A formal energy assessment
  • Confirming water without moisture readings

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Loft conversions
  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs

Leave it or get it looked at?

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. In Gordon Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Thermal roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What a thermal roof survey looks like in Gordon Hill

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Shop and office owners around Edmonton Green Shopping Centre may find that a commercial roof can be photographed from above without anyone walking on it. Parking in Gordon Hill, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when booking, as a space near the door cannot be promised.
