Thermal Roof Survey in Great Bromley
Thermal imaging to find moisture and heat loss patterns in a roof in Great Bromley, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- Damp that repairs haven’t cured
- Possible trapped moisture under a flat roof covering
- Cold spots on ceilings under the roof
About our thermal roof survey in Great Bromley
Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it’s warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. Typical surveys look at damp around chimneys and parapets and damp that repairs haven’t cured, on ceilings below the roof, commercial roofs and loft conversions.
Older buildings in small places like Great Bromley may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Different roofs, different checks
Loft insulation
In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.

FAQs for Great Bromley
Do you carry out roof surveys in Great Bromley?
Yes, Great Bromley is one of the places we work. The survey and report are the same in Great Bromley as anywhere else, and visits run on weekdays and weekends.
Will you come out to Great Bromley?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
What’s in the report?
Written findings with photos, explaining the condition of the roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
Does the weather affect a thermal survey?
The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.
Signs you need a thermal roof survey in Great Bromley
Some defects simply cannot be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.
A survey makes sense if you’ve noticed:
- Areas of a flat roof that may hold water
- Damp that repairs haven’t cured
- Moisture around outlets and upstands
- Damp around chimneys and parapets
The streets around a church such as Church of St George are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Choosing a roof surveyor
- Is there a chance to talk the report through?
- What the report includes, and whether it has photographs
- Which viewpoints they use to see the roof
- What they won’t be able to tell you
When you need someone else
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Whether the deck or roof structure is strong enough
- A formal energy assessment
- Clear results when the conditions on the day are poor
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before you book. The full list of what we check.
Roof types and parts we check
- Flat roofs
- Insulated roof spaces
- Loft conversions
- Commercial roofs
- Ceilings below the roof
- Pitched roof slopes
What happens on the day
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Around Great Bromley, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before we arrive
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it is shared
- Show us where any leaks or stains appear
Arrange a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
Related advice
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
