About our thermal roof survey in Gubbion's Green
Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey commercial roofs, pitched roof slopes and ceilings below the roof, and the problems we are asked to look at most are missing or slipped insulation and heat escaping through the roof.
Somewhere as small as Gubbion's Green, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey changes by roof type
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they can’t.
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. That makes the survey more focused.
Gubbion's Green questions
Do you cover Gubbion's Green?
Yes, Gubbion's Green is within the area we cover. Our area covers London and the South East. You can phone 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.
Does a conservation area affect roof work in Gubbion's Green?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we will explain what’s needed.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days when booking.
How does a thermal imaging roof survey work?
It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
How it works
We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey usually takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a small place like Gubbion's Green, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Preparing for the visit

Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Leave the roof to people with safe access
- Heat the home normally on the days before
- Check outlets after heavy rain
- Tell us where and when you’ve seen damp or stains
Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.
Consider a repeat survey after major work on the roof, when the conditions are suitable.
Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Airspace, weather and Gubbion's Green roofs
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and a good many post-war and modern estates besides. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
For site and facilities teams at buildings like Great Leighs Primary School, big roofs are where photos from the air and thermal images show the most at once. Around Gubbion's Green, as everywhere, small roof faults are simplest to sort before they let water in.
