Thermal Roof Survey in Lamarsh
A careful look at the roof at your property in Lamarsh, with photos and a written report.
- Damp where roofs meet walls and chimneys
- Ceilings that feel colder in places
- Water that travels before it shows
Honest limits
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Whether the deck or roof structure is strong enough
- An energy rating for the building
- What’s inside walls or under coverings, without opening up
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and does not.
What we look at
- Flat roofs
- Commercial roofs
- Loft conversions
- Pitched roof slopes
- Ceilings below the roof
- Insulated roof spaces
About our thermal roof survey in Lamarsh
Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey loft conversions, commercial roofs and ceilings below the roof, and the problems we’re asked to look at most are damp that repairs haven’t cured and water getting in at parapets and stacks.
Somewhere as small as Lamarsh, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Landlord and commercial surveys in Lamarsh
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.
How it works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for a house, and more on a big or complicated roof. Somewhere like Lamarsh needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Have any questions written down, so nothing gets missed
- Tell us about any leaks, stains or damp patches you know of
How to book
Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.

Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Drones, thermal imaging and Lamarsh roofs
Older buildings in Essex often have clay tiles and weatherboarding, alongside a good many post-war and newer estates. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Lamarsh: your questions answered
Is my home in Lamarsh listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover Lamarsh?
Yes, Lamarsh is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or send us an email with the address and some details.
How long will you be at the property?
Time on site depends on the roof, but most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. The report is sent afterwards by email.
Does the weather affect a thermal survey?
The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Is thermal imaging useful on pitched roofs?
On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

Common roof problems in Lamarsh
Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, especially when it’s warm inside and cold outside.
Common reasons to book include:
- Cold areas below the roof
- Gaps in loft insulation
- Areas of a flat roof that may hold water
- Stains that keep coming back
The streets around a church like Church of the Holy Innocents are frequently among the oldest in a place, and if your home is one of the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Choosing a roof surveyor
- How soon the report will arrive
- Are they insured for the work?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How they plan to inspect the roof safely
How we price thermal roof surveys
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
- The type of building, from a house to a block or an office
- How complicated the roof is, with its valleys, chimneys and parapets
Thermal roof survey starts from £400, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.
