Thermal roof surveys in Maresfield

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Maresfield. For a price for a let property or a block, call 07833 053749 or drop us an email.

We survey roofs for landlords and agents as well as householders. A report with photographs gives you a clear record of the roof, useful for planning maintenance.

Thermal roof survey in Maresfield

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There is a 12-month follow-up as well. If you are worried about damp patches with no obvious cause and wet insulation beneath the membrane, we can find out what’s behind it.

In a village or hamlet like Maresfield, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

What affects the cost of thermal roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The use of thermal imaging or a drone
  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it’s a home or a commercial building

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What to tell us when you get in touch

A little information up front helps. Please include:

  • Dates you are working to, like exchange
  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block
  • What made you get in touch

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or use the contact form.

Leave it or get it looked at?

Without thermal imaging, the only way to see how far water has spread is frequently to open up the roof. That helps you and your roofer decide what really needs replacing. Where a roof is exposed, as many are in small places like Maresfield, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Thermal roof survey starts from £400, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for most houses, and more on a big or complicated roof. If you have questions on the day, just ask. Somewhere like Maresfield needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • Note where any stains or damp appear
  • If you’re buying, check with the agent that we can get in
  • Move anything stored under the loft hatch

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Let us know where and when you’ve seen damp or stains
  • Clear a path to the loft hatch before we arrive
  • Check from the ground or a window, never by climbing
  • Keep the heating on as usual before a heat loss survey

Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

Maresfield questions

Is Maresfield within the area you cover?

Yes, Maresfield is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Maresfield?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

How do I book a survey in Maresfield?

Just call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Flying and imaging in Maresfield

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If you live in an older home near The Parish Church of St Bartholomew, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For site and facilities teams at buildings like Bonners CofE School, a drone or thermal camera can show a large roof in a single visit.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • A formal energy assessment
  • Proving moisture from the images alone
  • Reliable images in rain, strong wind or on a wet roof surface

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.
