Thermal Roof Survey in Little Horsted
Know where you stand with the roof before you decide what to do next. We carry out thermal roof surveys in Little Horsted, with photos and a clear written report.
- Damp around roof outlets and upstands
- Leaks far from where the stain appears
- Damp around chimneys and parapets
Before and after the survey
Small things make a difference. Some pointers:
- File the images with your roof records
- Talk to us about the weather when booking
- Do not switch the heating off before the visit
- Clear leaves from outlets and gutters each autumn
If you are buying, the report gives you specific points to raise with the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.
Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
How a thermal roof survey works in Little Horsted
Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed water that travels before it shows and damp that repairs haven’t cured, we can find out what’s behind it, on pitched roof slopes, loft conversions and insulated roof spaces alike.
In a village or hamlet like Little Horsted, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Little Horsted: your questions answered
Do you cover Little Horsted?
Yes. Our area covers London and the South East, and Little Horsted is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.
Do you cover smaller places like Little Horsted?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Does thermal imaging work on slate and tile roofs?
It can be useful, though pitched roofs are normally harder to read. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.
What’s the best way to book?
To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
How much does a thermal roof survey cost?
Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Flying and imaging in Little Horsted
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Anyone responsible for a site like Little Horsted Church of England Primary School will know that thermal images can show where wet insulation sits under a big flat roof. The streets around a church such as The Parish Church of St Michael and All Angels are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What this survey cannot tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Seeing water directly, as the camera shows temperature, not moisture
- Insulation values or heat loss calculations
- The condition of timbers we cannot see
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.
What this survey covers
- Flat roofs
- Insulated roof spaces
- Loft conversions
- Ceilings below the roof
- Pitched roof slopes
- Commercial roofs
The survey, step by step
Once we’ve finished looking, we write up our findings as a report with photos, emailed to you. As for time on site, most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around Little Horsted can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We check the roof from the ground, from windows and from the roof itself where it’s safe.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Before we arrive
- Find any records of previous roof work
- Let us know about parking near the property
- Have any questions written down, so nothing gets missed

Why it is worth a survey now in Little Horsted
If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Where a roof is exposed, as many are in small places like Little Horsted, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

What we look for on each type of roof
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.
For landlords and managing agents
We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
