What a survey costs

Prices always include VAT. What changes the price is:

  • If the survey needs thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own
  • How big the roof is

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

What to let us know when you contact us

To price your survey accurately, we will ask about:

  • Access details, such as a loft hatch or a shared roof
  • What made you get in touch
  • Any photos you have, taken from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors

Getting a price is simple: just ring 07833 053749 or email us, tell us about the property and we’ll point you to the right survey. The price is agreed up front.

Thermal roof survey in Margaretting: what you get

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it’s colder outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. If you are worried about cold areas below the roof and damp around chimneys and parapets, a survey will tell you what’s going on, on ceilings below the roof, commercial roofs and flat roofs alike.

Older buildings in small places like Margaretting may be listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Ask us about the forecast if rain is expected
  • Clear leaves from outlets and gutters each autumn
  • Keep a record of when stains appear
  • Don’t switch the heating off ahead of the visit

If the images suggest moisture that can’t be confirmed, we’ll say what would help next, such as electronic leak detection or opening up a small area.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

What we look for on each type of roof

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.

What a thermal roof survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Reliable images in rain, strong wind or on a wet roof surface
  • Insulation values or heat loss calculations
  • Seeing water directly, as the camera shows temperature, not moisture

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

What we check

  • Insulated roof spaces
  • Commercial roofs
  • Flat roofs
  • Pitched roof slopes
  • Loft conversions
  • Ceilings below the roof

Margaretting questions

Does a conservation area affect roof work in Margaretting?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Margaretting?

Yes, Margaretting is one of the places we work. Every survey there gets the same written report with photographs.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Is thermal imaging included in your surveys?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

What’s in the report?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

What we’re asked to look at in Margaretting

After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped when the conditions on the day are suitable.

Common reasons to book include:

  • Thin or uneven insulation in the roof
  • Damp patches with no obvious cause
  • Damp around chimneys and parapets
  • Areas of a flat roof that may hold water

Take a building like Anglo European School: a drone or thermal camera can show a large roof in a single visit.

Before you book any roof surveyor

  • Will they check the loft as well as the outside?
  • Whether VAT is added on top
  • How they plan to inspect the roof safely
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

Airspace, weather and Margaretting roofs

In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. With Hylands about 1.8 miles north-east, Margaretting sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

The streets around a church such as Church of St Margaret are often among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Margaretting is about 4 miles north of Billericay, in Essex. Margaretting is one of many places we visit across Essex, for homes and businesses alike. Margaretting is one of the places in Essex we cover.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In a small place like Margaretting, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photographs and our recommendations.

Preparing for the visit

  • Let us know about parking near the property
  • If you’re buying, let the agent know when we are coming
  • Keep pets inside or away from the areas we’re looking at
