How a thermal roof survey works in Marlow Common
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. You can ring 07833 053749 or send us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. If you’ve noticed ceilings that feel colder in places and leaks far from where the stain appears, a survey will tell you what’s going on, on flat roofs, insulated roof spaces and loft conversions alike.
Older buildings in small places like Marlow Common may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Thermal roof surveys in Marlow Common: local notes
Historic houses such as Harleyford Manor, about 1.6 miles south, show how far back building in the area around Marlow Common goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.
For site and facilities teams at buildings such as Spinfield School, big roofs are where photos from the air and thermal images show the most at once.

Different roofs, different checks
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they can’t.
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We look at cracks by eye and use the images to see whether there’s a pattern around them.
What we do, step by step
Once we’ve finished looking, we write up our findings in a report with photographs. On timing, it typically takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. Older roofs in small places like Marlow Common can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey

Advice
Why act early in Marlow Common
Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Older cottages and farmhouses around Marlow Common can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your survey before booking.

Marlow Common: your questions answered
Do you cover smaller places like Marlow Common?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Is drone flying allowed in Marlow Common?
That depends on where the roof is and on the weather. Marlow Common is about 3 miles from Wycombe Air Park, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
How does a thermal imaging roof survey work?
The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.
How long does the survey take?
Time on site depends on the roof; most visits take about 1–2 hours at most homes, though large, tall or awkward roofs take more time. The written report follows by email.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
