Drones, thermal imaging and Rowley Green roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Rowley Green is one of them, bay roofs, hips and later dormers each have their own details. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

If you run a business near Spires Shopping Centre, thermal images can show trapped moisture across a wide commercial roof. If your home is one of the older ones in the streets near Holy Cross, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Thermal roof surveys for homes and businesses in Rowley Green

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. If you’re worried about patches of heat loss across the roof and water that travels before it shows, we can find out what’s behind it, whatever the roof.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Rowley Green, the address is checked against all of them, and where permission is needed, the flight waits for it.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

FAQs for Rowley Green

Does a conservation area affect roof work in Rowley Green?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is drone flying allowed in Rowley Green?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

Will thermal imaging find my leak?

It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.

What happens if roof problems are left?

A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Different roofs, different checks

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.

Do you need a thermal roof survey in Rowley Green?

After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.

Most people get in touch after spotting something like this:

  • Cold spots on ceilings under the roof
  • Damp patches with no obvious cause
  • Damp where roofs meet walls and chimneys
  • Patches of heat loss across the roof

If you look after a building like Saffron Green Primary School, a view from above covers a wide roof far faster than walking it.

Choosing a roof surveyor

  • Will the report include photos?
  • How soon the report will arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What insurance they carry

What to expect from a roof survey

How the survey works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours for a house, and longer for a large or complex roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Keep pets inside or away from the areas we’re looking at

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Clear results when the conditions on the day are poor
  • Proving moisture from the images alone
  • Hidden layers that need to be opened up to check

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and doesn’t.
